EG On the Move has secured planning approval for a new petrol filling station, convenience store and food-to-go outlet on a long-derelict site in Middlesbrough.
Middlesbrough Council planning officers have approved proposals to redevelop the former Douglas House site, on the corner of Borough Road and Marton Road, which had previously been identified by the council as an eyesore and had been subject to several failed student accommodation schemes.
The approved development will include four EV charging spaces, two accessible parking bays, 19 standard parking spaces and a valet bay, alongside landscaping works around the northern and eastern edges of the forecourt.
Plans originally included a drive-thru coffee shop, but this element was removed after objections from the highway authority. Planning documents said the revised scheme would reduce anticipated vehicle movements.
EG On the Move already operates another forecourt in Middlesbrough at the former Roseberry filling station in Linthorpe, which includes a Greggs outlet and convenience store. Separate proposals for a 24-hour coffee shop at that location were rejected in autumn 2025.
In the delegated report approving the latest scheme, planning officers said the development would “see the regeneration of this highly prominent gateway site close to the town centre”, adding that the location had suffered from a “significant period of abandonment”.
The report acknowledged previous “false starts” for the site, but concluded that the revised plans would not cause undue harm to nearby residents despite concerns around traffic, lighting and noise.
The approval includes 26 planning conditions, including restrictions on deliveries and collections, which will only be permitted between 7am and 10pm daily. No part of the development will be allowed to operate later than 11pm.
