A new convenience store planned for Saltaire Road in Shipley will be a Tesco store – a new application has revealed.

Plans to demolish Northcliffe Garage, near the border between Saltaire and Shipley, and build a convenience store in its place were approved by Bradford Council earlier this Summer.

However, details of who would operate the store had Tesco to sell alcohol at 39 Saltaire Road – the location of the new store.

Tesco has been approached for a comment, but has yet to respond.

The planning application to demolish the vacant garage site and build a 320sqm shop with 10 car parking spaces and six cycle parking spaces in its place was submitted to Bradford Council by Rashid Moghul earlier this year.

It was the second attempt to redevelop that site as a shop.

In Summer 2020 an application for a store to replace the garage was refused over concerns it could draw shoppers away from the centre of Shipley and Saltaire.

Officers also raised highway concerns about a new shop being built on the busy road, next to a primary school.

The second application included a new transport assessment claiming the business would not cause any major highways issues.

It said the convenience store would mainly be used by people living nearby, and would not impact local town centre shops.

The application claimed there was no other site in the nearby area suitable for such a convenience store development.

Although Shipley Town Council had objected, the application was approved by Bradford Council in June.

Officers said the small scale store would not cause any traffic issues, and the car park would be able to accommodate most shoppers.

Since the application was approved the garage has been demolished and the site is now being prepared for development.

The nearest Tesco Express store is in on Otley Road in Baildon.

The licensing application, for Tesco, 39 Saltaire Road, is to sell alcohol for consumption off the premises from 6am to midnight.

People have until September 6 to comment on the licence application.

The Saltaire Road application was the second proposal for a convenience store in the Saltaire area.

Also submitted earlier this Summer were plans to demolish a car wash on Bingley Road and build a convenience store in its place were submitted to Bradford Council by Yeadon based Eco Developments (Yorkshire).

It would have a car park with space for 14 cars and eight bicycles, which would be accessed by the Grosvenor Road side of the site.

Similar Plans to build a Sainsbury’s Local on that site were approved in 2016, but the scheme never went ahead.

A decision on this application has yet to be made.
